We collected 200+ quotes across 6 GTA regions to give you real numbers. Spoiler: if you're quoted over $12K for a standard bungalow, walk away.

Roofing is one of the most opaque markets in the GTA. Quotes for the same job can vary by 100% or more between contractors. We set out to fix that.

How We Collected the Data

We submitted identical quote requests to 200+ roofing contractors across 6 GTA regions using standardized project descriptions: a 1,200 sq ft bungalow with a single-layer tear-off and architectural shingle replacement.

The Results

Average quotes by region: Toronto core ($9,800), North York ($9,200), Scarborough ($8,900), Etobicoke ($9,500), Mississauga ($10,100), Oakville ($10,800). The overall GTA average for this standard job was $9,700.

Year-over-year, prices are up 18% — driven primarily by shingle cost increases and labour shortages. Flat roof repairs saw even steeper increases at 22% year-over-year.

When to Book

Late fall (October–November) consistently offers the best pricing. Spring quotes run 10–15% higher due to demand. If you can wait until September, you'll save significantly.
